Why You Should Have Your Roof Inspected
A seasonal outlook
How often have you thought about inspecting your roof this year?
Once when a storm brought strong winds to your area and you noticed a few shingles were compromised? As homeowners, we don’t often give our roof the attention and respect it deserves. We have a tendency to only think about our roof when an issue arises: the roof starts to leak, you notice some of your shingles are starting to look funny, one of the gutters is hanging a little low.
When it comes to your home, especially your roof, a smart homeowner is a proactive individual that understands that fixing minor problems is always easier than dealing with the big concerns and potential disasters. So, let’s take a few minutes to discuss your roof and giving it a little TLC before any real problems occur.
When should you inspect your roof?
It is advisable to do a quick inspection of your roof once or twice a year to make sure everything is functioning correctly. A visual “once over” to make sure that your roof’s integrity is still intact and there are no major concerns. It is safe to say that you should also take the time to inspect your roof when you experience extreme weather conditions. If you experience extreme winds, hail, or even a severe thunderstorm, those are all great occasions to make sure your roof is in good condition, and nothing happened to compromise your roof.
How to inspect your roof?
First thing, inspecting your roof can be dangerous! With that said, it is essential to hire a professional if you want a thorough inspection of your roof. However, when you do a personal visual inspection of the roof it should be done from the safety of the ground, through a window, or on a sturdy ladder. When a homeowner inspects the roof, it is more about a quick visual inspect than dealing with an actual problem.
What to inspect on your roof?
Your roof is more than just the shingles! When you inspect your roof, make sure to look for the following:
- Check the flashing on the roof. The flashing is the metal pieces on the roof that cover interruptions such as dormers, chimneys, and vent pipes.
- Examine the draining systems to make sure they are working properly. Check the gutters and downspouts to make sure they are at the right angle and free of debris.
- Check the quality of the roofing material. Make sure to check for any missing or broken shingles. Also, take note of the overall quality of the shingles and if there is any heavy wear. (look for bald spots, loss granule, or severe curling)
- Check for any soft spots in the roof that may alert you to rotting wood beneath.
- Examine for any holes, cracks, or open areas on or around your roof where animals may enter your home.
- Look for signs of rotting on the fascia and trim.
- Make sure to do an interior inspection of the roof. Access your roof through the attic or crawl space and do a visual inspection for leaks, water stains, and wet spots.
