With the colder temperatures and the holiday season approaching, your roof may be the last thing on your mind. After all, winter in the Southeast United States is not usually a time riddled with snow and ice, but rather a reprieve from hurricanes and the extreme heat of summer. However, you can’t just assume that the weather in North Carolina is going to hold out and be pleasant all winter long.
Maintaining your roof is an ongoing process, even during the worry-free months of winter, which means you need to prepare your roof for the worst at all times. Completing visual inspections every quarter is a great way to address potential problems. To help with the inspection process, take a look at this winter roofing inspection checklist.
It is important to note that when you do a personal visual inspection of the roof, it should be done from the safety of the ground, through a window, or on a sturdy ladder.
General Inspection Items:
- Check the quality of the roofing materials (shingles, bald spots, loss of granule, or severe curling)
- Check the flashing on the roof (properly flashed, sealed, and watertight)
- Examine the roof for any holes, cracks, and open areas exposed to the elements
- Check for leaks and deterioration of roofing elements
- Look for signs of rotting fascia and trim
- Look for mildew, mold, fungus/moss growth, and rot
- Look for rust and or damaged components on the roof
- Visually inspect the chimney, vents, pipes, and skylights
- While you are at it, check window and door seals
Gutters and Debris:
- Clean all debris off the roof (leaves, pine straw, dirt, rocks, etc.)
- Clear Gutters and check functionality
- Examine the drain system for damage and debris
- Check downspouts for debris
- Look for any areas or debris that may create a water/ice dam over the winter months
Interior Inspection:
- Examine the interior of your home through the attic and crawl space
- Look for leaks, water damage, and water stains
- Examine the ceiling, walls, and floor for any damage
- Inspect your home’s insulation for damage and mold
- Check the attic ventilation
- Make sure all vents are clear of debris
- Pay attention to the airflow and any unusual drafts
